POSITION DESCRIPTION

This Senior Director of Facilities Operations is responsible for bringing the brand promise to life through excellence in asset management. The role includes leadership and development of a team of specialists who are responsible for the overall performance of the resort's physical infrastructure, with the primary goals of protecting and extending the life of owner assets, general grounds care, and contract management of outsourced facilities. This person interprets and adapts high level strategies and sets some or most of the priorities for functions under remit. Success in this role is measured primarily by onsite and post-stay guest survey responses evaluating the quality of the facilities and the life and safe operation of assets.

ESSENTIAL DUTIES AND TASKS

* Development of PDPs, evaluation and active coaching to develop Brandhearted maintenance technicians and grounds personnel. Demonstrate a culture of learning and mentorship for continual performance development [Individual Performance management] * Analyze and recommend adjustments to staffing, performance targets and resources to achieve results. Manage department engagement plans, talent review and succession planning. [Team performance & development] * Demonstrate Brandhearted leadership by putting the brand at the center of all business decisions. [Guest relations] * Leads the strategic development and delivery of programs and priorities for unit maintenance, facilities maintenance, fleet management, grounds care, warehouse operations, housekeeping partnership, and laundry operation. * Advises on the development and continual improvement of brand standards and programs for functions under remit. * Oversight of daily execution of functional direct reporting senior managers/managers. May supervise or consult multiple locations in a geographic area. * Leads advanced repair and maintenance functions, including non-permitted electrical, plumbing, electro-mechanical automation, and appliance repairs. Manages contracts with outsourced vendors for regulated skills (elevator, electrician, roof repairs, excavation, etc) * Serves as the lead of the training center operations for resort operations functions * Implement brand programs and maintenance strategies, standards, reserves planning, stewardship of maintenance budgets, and focused ways of working that result in owner value and guest satisfaction. [Asset management] * Accountability for compliance to energy programs. [CSR management] * Development of departmental budgets and allocation of resources to meet financial goals. [Budgeting, forecasting & planning] * Operate department successfully within budgetary guidelines. 10%

SUPERVISORY RESPONSIBILITIES

* Management of engineering, grounds, housekeeping in resorts with 2000 or more units, with significant complexity and/or high volume with training centers * Directly supervises all Managers and/or Managers of Maintenance Engineering (up to 10), and indirectly supervises all Supervisors and General Maintenance Technician (up to 130). * Budget management of $52.4m (HOA and developer) * May supervise or consult multiple locations in a geographic area.

EDUCATION and/or EXPERIENCE

* High school diploma required * College degree or trade training in the engineering discipline preferred * 10+ years hospitality maintenance engineering management * 10+ years leading multilevel teams * 5+ years in a senior leadership role * 5+ years leading multiple business functions * 3 years experience in horticulture, grounds maintenance and/or irrigation

CERTIFICATES, LICENSES, REGISTRATIONS

* Facilities Certification CEOE, IFMA, or FMA are desired. * May require certain current state certification or licensing

QUALIFICATIONS

* Advanced working knowledge of trade skills and vendor/contractor management * Mastery of maintenance engineering management and building physical plant systems * Advanced knowledge of ADA, OSHA, EPA, CFC, pool operations, toxic waste, life safety systems and compliance requirements under remit * Demonstrated advanced project management * Advanced level understanding of complex housekeeping and laundry operations * Demonstrated ability to anticipate, prevent and solve complex problems, and deliver consistently high-quality results in a fast paced setting * Strong demonstrated written and verbal communications skills in English required
